Indiranagar: Bengaluru’s Most Sought-After Neighborhood with Thriving Real Estate Market

Indiranagar, one of Bengaluru’s most prestigious neighborhoods, has firmly established itself as a prime location for both residential and commercial real estate. Known for its cultural significance and high-profile residents, including former cricketer Rahul Dravid and Bollywood actress Deepika Padukone, Indiranagar has become a symbol of the city’s evolution.
The area, which started as a quiet Bengaluru Development Authority (BDA) Layout in the mid-1970s, saw its real estate market boom in the mid-2000s as the area’s potential became increasingly recognized. The development was accelerated by the introduction of civic regulations, including the 2015 mutation corridors initiative by the BDA, which allowed for the integration of commercial and residential uses. This plan designated major thoroughfares and radial corridors as key zones for commercial development.
A significant catalyst in Indiranagar’s growth was the opening of 100 Feet Road. This bustling street, now home to several international brands, transformed into a high-street shopping destination. According to Kiran Kumar, vice president of Hanu Reddy Realty, commercial rental prices on 100 Feet Road skyrocketed from ₹2,000 per square foot in 2001 to ₹40,000 per square foot today.
Indiranagar’s real estate appeal has gone global, with 100 Feet Road ranked as the top high street in Asia Pacific for rental growth in 2024, according to the Cushman & Wakefield ‘Main Streets Across the World’ report. The area saw a 32% annual rental increase year-on-year, solidifying its position on the global retail real estate map.
Adjacent to this popular thoroughfare lies Defence Colony, an upscale residential area known for its tree-lined streets and luxurious homes. It is home to Bengaluru’s elite, including top business executives and real estate developers. Indiranagar itself offers a collection of high-end bungalows and upscale apartments, making it a hub for the city’s wealthiest residents. The neighborhood is also known for its trendy cafes, boutiques, vibrant nightlife, and diverse dining options, all of which contribute to its growing allure.
The area benefits from excellent connectivity to other prime parts of the city, making it a desirable location for business magnates and celebrities. However, the rapid commercial growth has also led to challenges, such as zoning violations and an influx of commercial establishments. Environmentalist Sandeep Anirudhan noted that while the local municipal corporation, Bruhat Bengaluru Mahanagara Palike, took action to curb these violations, the measures were short-lived.
As Indiranagar continues to grow, its reputation as Bengaluru’s most sought-after neighborhood remains unshaken, drawing in investors, residents, and businesses alike.
